The government has launched the sale of 4,888 housing units in 17 counties as it continues to cement the ambitious plan of delivering 200,000 housing units annually through the Affordable Housing Program.
The initiative has been divided into three housing options targeting low- and middle-income earners to provide options based on one’s earnings;
- Social Housing Units for those earning below KES 20,000 monthly. These include studio units priced at KES 640,000 with payments as low as KES 3,900 per month.
- Affordable Housing Units for middle-income earners earning between KES 20,000 and KES 149,000. Studio apartments start at KES 1,000,000 with monthly payments of KES 7,250.
- Affordable Middle-Class Units, offering premium housing options, such as three-bedroom apartments at KES 5,160,000.
For those aspiring to be new homeowners under the program, here’s a step-by-step guide:
Step 1: Access the E-Citizen Portal
To begin, visit the E-Citizen platform (www.ecitizen.go.ke).
Sign in to your account, or create one if you’re a new user. Navigate to the “Boma Yangu” tab, the central hub for all affordable housing projects.
Step 2: Registration Options
Registering for the program is straightforward, with three options available:
Option 2; Register directly through the Boma Yangu tab on the E-Citizen platform.
Option 2; Dial *USSD code 832# on your mobile phone.
Option 3; Visit your nearest Huduma Center, where government officials can assist with registration.
After registering, you can explore all ongoing and upcoming housing projects nationwide through the Boma Yangu portal.
Step 3: Save for Your Home Deposit
To secure a home, you need to save for it by making regular deposits into your Boma Yangu savings wallet.
This step allows you to save toward the required deposit for your desired unit while tracking your contributions through the portal.
Step 4: Pre-qualification and Allocation
After saving, you can apply for pre-qualification. On the Boma Yangu portal:
Select a housing unit based on your location and preferences.
Confirm the unit’s required deposit, which will be indicated in the portal.
Partner banks or SACCOs available on the portal will assess your eligibility for financing and give you a pre-qualification for an affordable home plan.
Once pre-qualified, you can proceed to apply for a unit when sales open.
Step 5: Select Your Preferred Home
Choose a payment plan—either monthly instalments or a one-off payment.
Partner banks and SACCOs will guide you through the financing process to ensure affordability.
Step 6: Board Review
The Affordable Housing Board will review your application and communicate its decision.
If successful, you will receive an offer letter, which outlines the payment terms. You will be required to sign an agreement based on the payment plan you selected.
Step 7: House Handover
Upon fulfilling the requirements, you’ll now be a homeowner and can move into your unit immediately.
For those on monthly payment plans, payments will continue as agreed, and homeownership documents will be issued once payments are completed.
The advertised houses are available to a wide range of Kenyans as they are distributed across different counties with the highest allocations being in Kiambu, Nakuru and Machakos.
In Machakos and Murang’a counties, each project involves 220 units, divided into studio, 1-bedroom, 2-bedroom, and 3-bedroom apartments. Similarly, projects in Nyandarua, Isiolo, and Kakamega counties reflect the same number of units.
Notably, some areas like Milimani in Kakamega and South Maragoli in Vihiga feature a more tailored distribution, focusing on specific unit types to address local housing needs.
The program also caters for more urbanised areas such as Thika and Nairobi, where projects like Ruai Town and Bondeni are tailored for higher populations, therefore have larger allocations, such as the 775 units in Thika and 252 in Ruai.
There are smaller projects in counties like Embu, Kirinyaga, Nandi, Homa Bay, Uasin Gishu, Isiolo, Wajiri among other counties.
